There are several flavours of NRAS.

  • The properties we offer are aimed squarely at investors and typical investment tenancies.
  • Tenants receive a discount of 20% to 25% off normal market rentals and are selected based on usual tenancy criteria - subject to broad income limits (up to $100,000 plus).
  • The emphasis is long term rentals of 6 to 12 months and on middle income professionals such as police, teachers, nurses, public servants and tradespersons.
  • We expect NRAS properties will attract superior tenants - who will treat their NRAS status like gold.
  • Investors receive a generous annual tax free NRAS incentive for 10 years - indexed to the Rental component of the CPI.
  • The incentive commenced in 2008-09 at $8,000 in total, and has increased each year, in line with the rental component of the CPI, to $9,981 for the 2012-13 NRAS year (May 1st to April 30th)
  • Approved NRAS properties typically range in price from $300,000 to $500,000, depending on location. This means most investors, after allowing for the rental discount, will improve their net (after tax) cash flow by more than $5,000 per annum (indexed) for ten years. This is a huge benefit to investors!
  • The benefits of NRAS have taken some time to be truly understood by by the industry - developers, investors, agents, advisers, valuers,and lenders - but with the major banks supporting NRAS it is really taking off.
